Real Estate Slump

1031 Real Estate Exchange: always be positive?
I met recently in regard to my apartment, FL (I owe $ 213) for the exchange w / a Myrtle Beach condo ($ 150). I'm trying to sell / get rid of it to avoid foreclosure in the future. I have a permanent tenant South Carolina line, while I can not even rent in mine right now in FL - so I'm currently taking a big loss regardless. How a 1031 work, specifically when I owe more? Will I lose or washing greatly even in the change process? I think I'm confused as to how securities and money owed exchanged. I'm trying to make this investment without drowning unfortunate in the current crisis! Would this change will be beneficial for me?
You need to find a title company who has extensive experience in Exhange 1031 .... which can be very beneficial - but you have to do everything exactly right or it will not work. Each exchange is very specific and the title company can review all the details and tell you if it works and how going to work. Good luck!
